1. Residential Remodeling $25,000 - under

The project was remodeling a basement so that the owner had a place to watch TV, exercise without staring at concrete walls, and have the luxury of his own shower in the basement after a workout.

The challenge was to develop a plan to lay out the basement that would provide a television room, an exercise room, and a bathroom all while allowing plenty of storage space. There were an array of obstacles to overcome - heat ductwork and electric lines abounding and no provisions for plumbing in the basement. An open floor plan was designed. The television room is located convenient to the steps and bathroom. The bathroom was located in an area involving minimal cutting and removing of concrete near the area where the drain line exists.

The winner of the project - Residential Remodeling $25,000 and under is Grote Construction Inc.


2. Residential Remodeling $25,000 - $50,000

The project was remodeling a two-story colonial home to create a larger children’s bedroom and a home office.

The challenge for this remodeler was enlarging the home without adding an addition. The new bedroom was constructed above the existing 24 ft. by 30 ft. garage which had a 9/12 roof pitch. The plans were drawn with a new 21 ft. shed dormer wall on the rear of the garage and two dormers were added to the front of the garage. The back bedroom was converted into the home office. There were two problems that needed to be addressed. The truss roof over the garage was inadequate to support the new floor for the new bedroom so a new steel beam was installed to support the new 2 inch by 10 inch floor joists. Because of a finished rec room, the remodeler couldn’t tie onto the existing duct work to heat and cool the new bedroom so a separate heat pump for the new room would solve this problem.

The winner of the project - Residential Remodeling $25,000 - $50,000 is Deysher Custom Homes, Inc.


3. Residential Remodeling $50,000 - $75,000

The project focused on a second story addition to be used as a bedroom for children.

The master bedroom suite was designed and built to provide an additional bedroom so that the owners’ children would have their own room. The challenge in building this addition was the removal of the garage and family room roof and lining up the new floor with the existing second story. The procedure involved removal of the roof on the first day and cutting trusses above the family room to allow the bottom cord and drywall to remain intact. The second day involved removing the ceiling and framing the entire floor system. This allowed the remodeler to open and close the home to the elements in one day. The structure was protected with a large tarp. From the time the roof was removed until the trusses were set and sheeted took a total of seven work days. The project was completed without any major problems. The addition blends well with the existing home.

The winner of the project - Residential remodeling $50,000 - $75,000 is Schermick Construction.


4. Kitchen Remodeling $15,000 - Under

The project involved installing a new, reasonably priced kitchen in a home just purchased.

The challenge was to get all the items the customer wanted in the kitchen into a rather small area.

The customer’s appliances were older and larger than most of the newer models. The remodeler generated some CAD drawings to develop a final plan. Oak Raided panel cabinets built with plywood sides and solid doors were used in lieu of stock cabinets made from particle board. The remodeler installed the custom cabinets, made custom laminated counter tops, installed ceramic tile between the cabinets, built the soffits, painted the room, installed a new window above the sink and installed a laminated floor for under the $15,000 budget.

5. Kitchen Remodeling $15,000 - Over

The project involved the removal of the existing kitchen cabinets and counter tops in a 11 X 28 area which included the dining room area.

The challenge was to design a new kitchen layout that would have a good traffic pattern and would provide more counter space. When the existing electric, plumbing, and vents were moved and all cabinets were laid out, there was a new traffic pattern in the entire area which opened up the area for new counter space. The dishwasher, stove, and range hood were relocated .and micro wave added. New Corian counter tops with a Corian sink were installed. Since all of the subcontractors were involved in the planning, the remodeler was able to avoid any cost over runs and built a very nice, workable area for both the dining room and kitchen area without having to take away from design.

6. Outdoor Living $15,000 - Under

The project was to provide new exterior decor to a 1800's a stone cottage.

The challenge was to change the exterior to soften, give personal homeowner touches, and present a quaint "old-world" English -cottage feeling. Historic colors in bold and bright shades were selected and traditional application of those colors such as red on the doors as well as the shades such as a cheerful light yellow on the stone gave the desired effect. Patina green color was applied to flashing and valleys to indicate aged copper. Barn red stone was applied to the driveway after bordering it with dry-laid landscaping stone selected to match and continue the retaining wall. The informal breezeway entrance was set off with a planting area on one side and a bench on the other.

7. Outdoor Living $15,000 - Over

The project was building a barn that had to match the surrounding buildings in size, aesthetics and functionality to house 8 new alpacas .

The challenge was to match the new barn to the existing buildings, which were far from normal. Treatments like Copper roofs and board & battern siding are common on all the outbuildings on the estate. The barn had to be laid out to provide assess to four different pastures while having the front of the barn facing the main path through the grounds. The solution was a 36' by 36' pole barn. Th stalls in the barn are all constructed of treated lumber and have floors of rough cut green oak. Each stall has two windows with bars. Eight custom made round top barn doors were constructed and the pine board and batten siding has been painted to match the other buildings.

8. Outdoor Living Enclosures Under $15,000

The project was constructing an enclosed rear patio designed for the owners to enjoy the privacy of their secluded back yard..

The challenge was building the enclosure in a rear yard with little space. The remodeler was forced to use smaller equipment to excavate and pour footers. All materials had to be hand carried to the rear yard. The enclosed patio has such amenities as ceramic tile floor, eight large storm windows, two skylights, and a cathedral ceiling which keeps the small room from feeling cramped. The entire structure is enclosed with aluminum and vinyl for ease of cleaning and maintenance.

9. Outdoor Living Enclosures Over $15,000

The project was constructing an unheated porch addition to a 1800's stone farm house.

The challenge was to design and build the addition so as to be historically correct and to "fit" with the existing 1800's architecture. It was a further challenge to maximize the natural light to the western side addition without making it appear as a modern "sunroom". The addition was designed to the same slope as existing roof with ridge line centered on the house corner. This allowed for good traffic flow as well as the rustic drama of an exposed stone face. The clients decided on a 20 ft by 12 ft size with gable on the long wall and exposed rafters and roof decking to match the adjacent smoke room addition. The 10 double -hung windows were sized to the existing house as an architecture tie-in. Old sashes were restored and placed in window frames togive historical detailing . The antique sashes give an extraordinary amount of natural light.

The winner of the project Outdoor Living Enclosures Over $15,000 is Twentieth Century Restoration.


10. Interior Specialty Remodeling

The project was to craft a family entertainment and office area from an unfinished basement.

The challenges of this project were to create a toddler-proof office and adult recreation area, to provide adequate, but hidden, storage and to build the area so that it could be modified easily (without further remodeling) as the family matured. The contractor began with conventional stud wall framing, insulation, and half inch drywall finish. . Energy efficient basement windows were installed. Accent lighting was used in the cabinetry and acoustical ceiling system to draw the eye to the custom made drawers and shelving. The new cabinetry tucked the desktop computer equipment behind a roll-top enclosure - a child proof feature. The specialty bar with a built-in sink and adjacent video/television cabinetry provides for a cozy atmosphere.

The winner of the project Interior Specialty Remodeling is Piper Construction.


11. Exterior Specialty Remodeling

The project involved designing and building a playhouse for a special five-year-old .

Layne, a special young lady, had a problem. She "needed her own space." After several sessions of designing and planning with the help of Layne, the blueprints for the playhouse were complete. Special design elements made this playhouse one of a kind. The main play area was elevated because the playhouse is located deep in the woods. A "quick escape" sliding board was installed to exit the playhouse in a hurry when the dinner bell rings. Shutters were hung that actually close to allow privacy for visitors. This playhouse fits Layne to a "T".

The winner of the project Exterior Specialty Remodeling is Grote Construction.


12. Design Build $150,000 - Under

The project was to build a casket entrance and lift duplicating the exterior and interior aesthetics of the original building.

The challenge was cutting a nine foot wide doorway through a corner which was holding up a bell tower. The wall was 40 inches thick. Work began on the inside. The solid marble slabs on the walls were removed. The area where the door was to be cut was laid out. Ten layers of brick had to be cut. A concrete lintel over each coarse of brick to hold up the brick above was installed. The lintels were designed in a reverse pyramid fashion. The remodeler started with the two outer rows of brick on each side which were the highest level of lintels. The next three rows of brick from the inside moving towards the middle were removed and three more lintels at the lower level were installed. This procedure was repeated on the outside. The rough opening was built without any damage to the existing structure. The remainder of the construction was completed with standard construction methods.

The winner of Design Build $150,000 - Under is Paul Soja Building & Remodeling.


13. Design Build $150,000 - Over

The project involved the addition of 3200 sq. ft. of new office space to an existing 3800 sq. ft. office building.

The challenge was to join two different buildings into one and incorporate one central stair tower to accommodate five different elevations. But first, the land area that the existing building was situated on was too small to accommodate an addition so the adjacent property had to be purchased. The original building was then transformed from a simple box design with horizontal siding into a vibrant, reverse gabled, multi-level office complex. The radically new look was enhanced by stone facing of three projections and foundation walls. The final result was five separate offices, each with its own private entrance and exit on five different levels and outstanding curb appeal.
