Larry Schermick - Schermick Construction
This project involved constructing a 28 x 30 two-car
garage for our clients with a guest house above the garage for their
son who was moving back home to help his parents with the farm work.
Because the guest house has a bedroom and bath, to meet zoning requirements
the addition had to connect to the original house to be able to
tie into the existing septic system. To tie the addition to the
house a patio roof was added to the home and creates a covered breezeway
from the garage to the side entry. The guest house includes a large
living room, bedroom, bath, and small kitchenette. |

This
project was unique because our clients were trying to restore the
exterior of an old two-story home from photographs obtained in public
records. Wood factory-primed windows were selected to match the
original windows on the home. Other features included beveled cedar
siding to match the original, a hidden gutter trough on the roof
and Azek trim boards on the cornice detail to eliminate rotting,
and prolong the life of the paint. Our clients were thrilled with
how well the old and new match. |

The
client with this project is a
kitchen distributor for a major
kitchen cabinet line, and he also
does design work for kitchens.
He asked us if we would be willing
to work with him by letting him
design the kitchen and supply
the cabinetry, countertops, and
appliances. We added electric
receptacles, recessed lighting,
and low voltage under cabinet
lighting. We also installed the
cabinetry, added a garden window
above the sink, and installed
the trim and painted. Our client
is extremely happy with the project
and while we would not agree to
these conditions with all of our
clients, we were happy to oblige
this one for this particular project.

Kitchen Addition Over $30,000

To
enter the existing kitchen from the exterior you had to pass through
an unheated glass enclosed porch and a second door. When inside
the kitchen there was a stairway to the second floor, stairway to
the basement, a hallway to the foyer, a door to another enclosed
porch, and a door to the dining room. Many hours were spent designing
the new kitchen and planning went into every cabinet, appliance,
pull-out, molding treatment, flooring, and painting.

We
were contacted by the customer to redesign the existing office area
into a new area that would display all of the products they manufactured
and include a new office. The existing 34 x 29 area had several
design problems with relationship to window openings, electric,
support post and HVAC locations. Several computer drawings were
made and we contacted a custom cabinet maker, an electrician, and
HVAC contractor for their input. By paying special attention
to design and involving all parties we spent more time planning
the project then working at the facility and therefore everything
worked out great. |

Outdoor Living Enclosures Over $15,000

The
objective was to create a screened-in porch into a three-season
room. The project ran smoothly with a few unforeseen challenges.
We removed and saved the existing siding within the enclosed porch,
which was then reused on the outside of the three-season room. The
room was designed to allow optimum sunlight to shine through the
two skylights and five large windows. For the finishing touches
we added trimming with beaded board on the ceiling and beaded board
wainscoting finished off the room. Ceramic tile floors, a cabinet
with granite counter top for serving purposes, pendant lights, a
wall sconces, and LG flat screen televisions accent the rooms magnificence.

After
suffering a fire in their kitchen, the Oley Valley Inn needed a
team to get them back on their feet in a hurry. They didnt just
want to put back the old structure though; this was an opportunity
to improve. A planter was added to soften the hardscape of the primary
driveway between the buildings, which serves as access to the site.
Inside we added a state of the art kitchen with a large walk in
refrigerator and freezer. The owners now have a functional and attractive
kitchen as part of their historical structure. |

Exterior Specialty Remodeling

Miele -- Berks Fire Water Restoration Inc.
A
Ford F-150 came crashing through the front wall of a home and came
to a rest in the living room. The property was a semi-detached home.
To begin construction, we used a water injected masonry chainsaw
and cut through the brick. After the brick was cut away and the
interior of the home was exposed a concrete footer was poured and
a plate was laid. After framing the walls and adding the door and
windows, we then attached vinyl siding to the home and capped the
windows and soffit. |

Outdoor Living: $15,000 - Under

Lavender -- Berks Fire Water Restoration Inc.
This
outdoor project consisted of the complete demolition and rebuilding
of an 8 x 10 shed. The shed was in need of rebuilding after it
was completely destroyed by arson. The shed, which was located 10
feet from the residence, was modeled after the meticulously maintained
1940s era home to which it was adjacent. To replicate the look
of the house, the exterior of the shed was finished with wood clapboard
siding which was painted. Electricity was run to the interior of
the structure along with a water line. The shed was finished with
a hand made clapboard door. The project was completed in two days. |

This
project
was a complicated and very intriguing remodel and addition. Our
first hurdle was to design an addition that complimented the architectural
look of the existing home, with the different roof lines and the
non-traditional shape of the existing home. What we designed was
a two-story great room with a fancy first floor covered patio entry
complete with stone columns. The patio entry was concrete with three
sets of French doors that entered into the two-story great room.
The great room was two inverse sloped cathedral ceilings, complete
with a two-sided fireplace and complete warm-tile flooring system.

This
customer wanted an addition that would allow them to better
utilize the backyard space. Because the backyard was only
accessible by foot, this entire project was completed by hand
without use of any construction equipment. In addition to
this challenge, it was very important that the addition match
the existing architectural style of the house. This construction
method was chosen because of the existing site conditions
and challenges.

From
our initial design to final construction every detail had
the customers satisfaction in mind. The addition was designed
to provide easy access to the deck and the outdoors. This
addition also allows the customer to take advantage of scenic
views while still outdoors. On the outside there is a sunken
hot tub just foot steps away for relaxing. There is a section
of deck dedicated to barbequing and a section of deck for
lounging and entertaining large gatherings of family and friends.
To finish everything off, the backyard was professionally
landscaped. |

The
main focus of this project was to design a new kitchen that
would help enhance the homes architectural features. The
new kitchen features real cherry wood cabinets with dove tail
drawers, one of a kind graphite tops, custom tiled back splash,
numerous upgrades in lighting, faux painting, and new state
of the art appliances. A new custom tiled floor was installed
giving the home and updated appearance as well. The hallway
which leads back to the kitchen was transformed into art gallery
with low voltage accent lighting. |
